You manage the properties. STRADV manages the record.

Guided workflow

Stay ahead with simple status indicators.

Log in to see the operational status of your properties and follow STRADV's prompts to keep work on track.

On Track

Property systems and required operational tasks are in good standing.

Attention Needed

STRADV identifies something that should be addressed soon.

Take Action

An operational issue requires prompt attention.

These colors describe STRADV operational workflows. They are not determinations that any tax requirement has been satisfied.

Build as you operate

Less remembering. Better records.

Participation records can be difficult to reconstruct months later. STRADV is designed to organize supported evidence from property visits, operational activity, timestamps, property workflows, and user-entered work descriptions while the owner operates.

Activity classification helps owners and tax professionals review what work was performed and how it was documented; categories do not determine tax treatment.

Planned capture tools

Capture activity while it happens.

The planned module is intended to organize property visits, timestamps, operational actions, property workflows, appropriately integrated lock/activity events, user-entered descriptions, and supporting photos or documents.

Coming Soon: Automatic property-visit and GPS capture are not production features today.

Household records

Organize work by individual.

For married owners, a spouse may also be actively involved in property operations. STRADV can help organize participation records by individual so the household and its tax professional have a clearer record of who performed the work.

A spouse's involvement does not automatically establish Real Estate Professional Status or material participation.

Important distinction

Real Estate Professional Status and Material Participation are different tests.

They are related tax concepts, but they are not interchangeable. Eligibility depends on the taxpayer's facts and circumstances and the applicable IRS rules.

STRADV does not determine tax eligibility. It helps organize operational and participation records for review with a qualified tax professional.

Year-end

When your CPA asks what you did all year, have an answer.

The planned Participation Report will organize activity captured throughout the year for review with your tax professional.

Provide participation records to your tax professional to help them evaluate your circumstances under applicable material-participation and passive-activity rules.
