Terms of Service

STRADV is software for real-estate owners and managers to operate properties, organize financial records and documents, and track the work behind a portfolio. By creating an account or using the service, you agree to these terms and to our Privacy Policy.

You must be at least 18 and able to enter a binding contract. If you use STRADV for a business, you agree to these terms on its behalf.

Keep your sign-in details private and tell us right away if you think someone else has used your account. You are responsible for what happens under your account and for the people you invite or share properties with.

You own the information and documents you put into STRADV. You give us permission to store, process and display them only as needed to provide and improve the service, as described in the Privacy Policy.

You confirm you have the right to upload what you upload, and that you have permission to text the contractors and other people whose phone numbers you add.

STRADV organizes the information you and your connected services provide. It does not provide tax, legal, accounting, lending, appraisal or underwriting advice. Reports such as Profit & Loss, the Real Estate Schedule and Tax Check are tools for you and your professionals, who decide how to use them.

Estimates such as revenue projections, market data and refinance scenarios are for planning only and may be wrong.

STRADV works with services and devices from other companies, such as banks through Plaid, Airbnb calendars, smart locks, thermostats, water shutoffs, alarms and routers. Their terms also apply, and we are not responsible for their availability or accuracy.

Device readings can be delayed or wrong. STRADV is not an emergency or life-safety monitoring service; always rely on your alarms and local emergency services.

Hardware is a one-time purchase. Routers, which STRADV sets up and keeps patched, are also covered by the router setup terms shown at checkout.

The STRADV plan costs $59 per house per month, billed monthly. New accounts start with a 7-day free trial, and no card is needed to start it. When the trial ends, the app becomes read-only until you subscribe; your information stays in your account.

Add past (sold) houses: $99 per house, one time. This one-time charge brings in the history of a house you already sold.

Paid plans and hardware are billed at the prices shown when you buy. Subscriptions renew until you cancel. If you cancel, or a trial ends without a plan, the account is read-only until you subscribe. Taxes may apply. We will give notice before changing the price of a plan you already pay for.

Do not use STRADV to break the law, send spam or unwanted texts, upload malware, access another customer's data, or interfere with the service. We may suspend accounts that do.

STRADV, its software and its branding belong to us. We keep improving the product, so features may change. We may stop offering a feature, and if we do we will try to give you notice and a way to export your information.

You can stop using STRADV at any time. We may suspend or close an account that breaks these terms. After an account closes, we handle your information as the Privacy Policy describes.

STRADV is provided as is and as available, without warranties of any kind, to the extent the law allows.

To the extent the law allows, STRADV is not liable for indirect, incidental or consequential losses, or for lost profits, revenue or data. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

You agree to cover our reasonable losses from claims caused by your misuse of the service or your breach of these terms.

These terms are governed by the laws of Kentucky, without regard to its conflict-of-law rules. Disputes will be heard in the state or federal courts located in Kentucky.

If we change these terms, we will update the date above. If the change is significant, we will tell you in the app or by email before it takes effect. Using STRADV after that means you accept the new terms.
