Privacy Policy

This policy explains what STRADV LLC ("STRADV") collects when you use our website and app, why we collect it, who we share it with, and the choices you have.
1. What we collect
Account details: your name, email address, password (stored only as a secure hash by our sign-in provider) and, if you sign in with Google, Facebook or LinkedIn, the basic profile those services share.
Portfolio details you add: property names and addresses, ownership, purchase and loan details, contacts such as cleaners and utilities, calendar links, and the documents you upload, such as closing statements, tax bills, 1098s and bank statements.
Financial data: if you connect a bank through Plaid, we receive account names, balances and transactions. We never see or store your bank password.
Sensitive identifiers: a W-9 includes a taxpayer identification number, and a credit authorization for a lender pre-approval includes your Social Security number and date of birth. We collect these only when you choose to complete those forms.
Device data: if you connect locks, thermostats, water shutoffs, alarms, cameras or routers, we receive readings and status from those devices.
Text messages: phone numbers of the contractors you add, and the messages and photos they send in reply to turnover requests.
Usage data: basic logs such as pages opened, browser type and IP address, used to keep the service secure and working.
2. How we use it
We use your information to run STRADV for you: showing your properties and their health, building your books, profit and loss and Real Estate Schedule, finding missing documents, sending turnover texts, and fulfilling hardware orders.
We also use it to secure accounts, prevent fraud, answer support requests and improve the product. We do not sell your personal information.
3. Who we share it with
Service providers that run parts of STRADV for us, only as needed to provide the service: Supabase (database, file storage and sign-in), Vercel (hosting), Twilio (text messages), Plaid (bank connections), Stripe (payments) and the device makers whose accounts you connect.
People you choose: a cleaner receives the turnover details you send, a lender or broker you pick receives your signed credit authorization, and an agent you choose to work with sees your client details. Anyone you share a property with sees that property.
When the law requires it, or to protect the rights and safety of our users or STRADV.
4. Text messages
STRADV texts are transactional messages about cleaning requests, schedules, W-9 paperwork and booked calls. Message frequency varies with bookings. Message and data rates may apply. Reply STOP to opt out or HELP for help.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.

5. How we protect it
Data is encrypted in transit. Bank connection tokens are encrypted at rest, uploaded documents are kept in private storage, and access is limited to your account and the STRADV staff who support it.
No system is perfectly secure. If we learn of a breach that affects you, we will tell you as the law requires.
6. How long we keep it
We keep your information while your account is open. Financial and tax records may be kept longer where the law or tax rules require. When you close your account, we delete or anonymize the rest within a reasonable time.
7. Your choices
You can update your name and password in Settings and edit or delete most portfolio records in the app. You can disconnect banks and devices at any time.
To get a copy of your data, correct it or delete your account, email support@stradv.co. We will respond within 30 days.
8. Children
STRADV is for adults. We do not knowingly collect information from anyone under 18.
9. Changes to this policy
If we change this policy, we will update the date above. If the change is significant, we will tell you in the app or by email before it takes effect.
